Eco Store vision is to promote Eco Friendly and handmade products. The idea is to provide sales channels to rural farmers, artisans, and women’s groups who make high quality products, which are Eco friendly and Organic in nature.
The vacant shops in a commercial complex, constructed by Bangalore Development Authority (BDA), at HSR Layout can be considered as an example of how government funds go waste if there is no proper planning or vision.
The shopping complex was inaugurated by the then Chief Minister S M Krishna on October 30, 2003. What prompted the BDA to embark on constructing one more floor to the ground plus first floor complex, is not known. The BDA constructed the second floor consisting more than 40 shops, which was later inaugurated by the then Chief Minister H D Kumaraswamy on April 11, 2007.
These shops are meant to be rented out. As of now, the BDA is charging around Rs 70 per sq ft as rent. However, the shops on the second floor are lying vacant for the last four years. “There are no footfalls registered for the shops located on the ground and first floor. It is difficult to do business here,” said a shop-owner on the ground floor on condition of anonymity.
A 300 sqft shop earns Rs 21,000 revenue per month for the BDA if it has any takers. If the BDA takes initiative to find tenants for the 40 shops, it can earn a revenue of Rs 8,40,000 per month. If all goes well as per BDA’s plan, the residents of HSR Layout can have a Big Vegetable Market on the lines of Raithara Santhe located elsewhere in Bangalore, where Fresh Veggies will be sold at reasonable prices. The proposed markets would be built on public private partnership. Of the 39 localities, 10 have already been identified: Cambridge Layout, HSR Layout, HAL II Stage, Jnanabharathi Layout, Vidyaranyapura, BDA ward office, Kothanur, Banashankari VI Stage, Anjanapura Township and two sites at Sir M Visvesvaraya Layout. Of the remaining 29 sites, 10 are in Bangalore East, four in Bangalore West, four in Bangalore North and 11 in Bangalore South.Around 20 per cent of the constructed area can be used for commercial purpose. According to BDA estimates, the private partner will have to spend `15,000 to construct every square metre. This takes the estimated cost of all the markets to around `107.13 crore. The BDA is planning to share the market with a private partner who is willing to give it the maximum area after constructing the market at its own cost.
